Maintenance Responsibilities

Service Responsibility
Exterior Modifications Done by the Homeowners Owner: All maintenance, repair and replacement. Note: All additions or modifications to the exterior of the building or Lot require prior Architectural Review Committee approval.

Association: None.

Townhouse – Exterior

Surfaces

Owner: Repair or replacement only if necessitated by misuse or neglect.

Association: The repair replacement or maintenance of the exterior building surfaces including cornice, trim, and vinyl siding, and brick surfaces (but specifically excluding doors, windows and their frames); Responsible for painting exterior doors, trim and cornice on a six-year cycle or as determined by the Board.

Townhouse – Interior Owner: All interior repairs (i.e., sheetrock, floors, carpet, plumbing, HVAC, electrical, etc…)

Association: None

Flues Owner: All maintenance, repairs and periodic cleaning of the flue.

Association: All maintenance and repairs of the exterior structure.

Doors (exterior) Owner: All maintenance, repair and replacement of the door, door jamb, storm doors, locks, kickplates, hinges and doorbells; doors; shed doors; painting of the door only if necessitated by abuse.

Association: Painting on a four-year cycle, or as determined by the Board.

Gutters & Downspouts Owner: None.

Association: All maintenance, cleaning, repair and replacement of original installation by the Builder.

Lights – Mounted on Exterior Townhouse and exterior post light Owner: All maintenance, repair and replacement.

Association: None.

Decks/Patios Owner: Routine cleaning, keeping free and clear of snow and ice. Structural repairs and maintenance

Association: None.

Roof Owner: Repair and restoration of interior damage caused by roof leak.

Association: Repair to source of roof leak; Repair and replacement of plywood sheathing, shingles, felt and flashing; repair of flashing around original skylight.

Shutters Owner: All maintenance, repair, replacement caused by misuse, abuse or architectural modifications.

Association: All maintenance, repair and replacement unless caused by misuse, abuse. Painting on a four-year cycle, or as determined by the Board.

Structural Owner: All maintenance, repair and replacement of building structural components (i.e. walls, floor joists, roof trusses, foundation, etc.); responsible for inspections, treatments and repairs necessitated by termites, insects and other infestations.

Association: None.

Vents, Ducts, Flues Owner: All maintenance, repair and replacement of dryer and bathroom vents, dryer ducts, chimney flues, roof vents, attic fans, etc., including removal of insects and animals.

Association: None.

Windows Owner: All maintenance, repair and replacement of windows, window casings, replacement windows, screens, and window mechanisms (i.e. locks, hinges)

Association: Re-caulking.

Patios/ Handrails Owner: Routine cleaning, keeping free and clear of snow and ice; all maintenance, repair and replacement if installed by the Owner or any previous Owner. All maintenance, repair and replacement of original installation by Builder.

Association: None.

Fences Owner: All maintenance, repair and replacement of fences, gates and gate latches if installed by the Owner, any previous Owner or by the Builder.

Association: None.

Mailboxes Owner: Homeowners should obtain keys from the U.S. postal service.

Association: All maintenance, repair and replacement.

Sidewalks Stoops Steps Owner: Routine cleaning; keeping free and clear of snow and ice; any damage caused by or resulting from abuse or chemicals (salt, petroleum products, paints, etc.).

Association: All maintenance, repair and replacement; Note: discolored or cracked sidewalks will only be repaired or replaced if they present a safety hazard.

Streetlights Owner: None.

Association: All maintenance, repair and replacement.

Streets (parking areas, curbing, driveways and private roadways) Owner: None, unless repair or replacement is necessitated by damage caused by the Owner or resulting from the Owner’s vehicle.

Association: Pot hole repairs; excessive sand removal; protective sealing applied approximately every four years to

Trash Containers Owner: Homeowners are responsible for supplying their own durable trash containers with covers. Also responsible for maintenance, repair and replacement.

Association: None

Drainage Owner: Drainage on their own property.

Association: Drainage on common property.

Grass/Lawn Owner: Responsible to ensure grounds are free and clear of obstructions; responsible to maintain grass area in any yard that is completely enclosed are inaccessible to Association grounds contractor.

Association: Responsible to maintain the condition of the grounds, not necessarily to improve the quality of the grounds; cut the grass on a periodic basis (7 – 10 days) during the growing season (as weather conditions dictate); fertilize turf areas once or twice in the fall; apply pre- emergent weed control in late winter/early spring; edge curbs and sidewalks at least once each month during growing season; fall aeration; fall overseeding.

Irrigation System Owner: None.

Association: All operation, maintenance, repair, and replacement.

Leaf Removal Owner: May provide additional leaf removal as desired.

Association: Responsible for up to 3 leaf removal periods: the first beginning in November, the second in December and ending with spring clean up in March/April.

Mulch Beds Owner: May provide additional maintenance (weeding, mulch) of existing beds as desired; additions or modifications of plant materials or the beds require prior Architectural Review Committee approval; Responsible for any mulch beds in rear yards and any mulch beds added by Owner or any previous Owner

Association: Responsible to maintain the bed in common areas

and in front yards in a condition as determined by the Board of Directors; mulch beds during the late winter/early spring; provide periodic weeding of beds.

Trees, Shrubs, Grass Owner: All maintenance, repair and replacement if installed by the Owner or any previous Owner; Replacement only if necessitated by abuse or neglect. This includes all trees, shrubs and beds in the rear of the property.

Association: Responsible to maintain (Board to determine appropriate use of fertilizers and insecticides); responsible to replace when needed and appropriate (though replacement may be of a different size). Replacement to be determined by the Board.

Air Conditioning/ Heating Owner: All operation, maintenance, repair and replacement.

Association: None.

Cable TV Owner: All maintenance, repair and replacement.

Association: None.

Electrical Owner: All maintenance, repair and replacement.

Association: All operation, maintenance, repair and replacement of street and ground lighting.

Gas Owner: All maintenance, repair and replacement.

Association: None.

Telephone Owner: All maintenance, repair and replacement.

Association: None.

Water/Sewer Owner: All maintenance, repair and replacement to lines/pipes on lines that run from the County joint and meter to the inside of the townhouse; or for repair resulting from misuse by Owner.

Association: Repair, maintenance and replacement of the water connections from the outside foundation of the townhouses to the water meters, and the sewer connections from the townhouses to the County main.

Insect Control Owner: All inspections, treatment and control.

Association: None.

Insurance Owner: Individual general liability and property insurance covering the unit, betterments & improvements, and personal property; Association must be named as additional insured party; endorsement to pay deductible for Association policy if Owner is responsible for casualty claim.

Association: None for Owner’s unit; Only general liability for

Common Areas.

Snow & Ice Removal Owner: Sidewalks, entranceway, steps and driveway in front of homeowner’s unit.

Association: Supplemental snow removal from public roads in the community and on the walkways around mailboxes.

Termite Inspections & Control Owner: All inspections, treatment, control and damage resulting from termite infestations.

Association: None.

Trash Removal Owner: Immediate removal of large, bulk items that cannot fit in trash cans. All trash must be kept in covered trash containers on the inside of the property line on trash collection days.

Association: Bi-weekly removal of routine household trash, exclusive of bulk items and non-household trash.
